The City of Lancaster adopted the Transit-Oriented Development (TOD) zones in 2015, with most recent revisions in 2020. 

The TOD zones allow for the creation and expansion of a walkable, mixed-use transit village in the area surrounding Lancaster's downtown core and the existing Metrolink Station. The TOD zoning regulations call for pedestrian-oriented streets, public open spaces, and a cohesive architectural style. These goals are accomplished primarily through climate-conscious, flexible infill development.
